What I do when you buy
I check the legal title, carry out searches and raise enquiries with the seller’s solicitor, so that you know what you are buying before you commit.
If the property is let to tenants, I review the existing leases, so you understand the income and the obligations that come with it.
I then negotiate the contract, complete the purchase, and deal with stamp duty land tax and registration at HM Land Registry.
What I do when you sell
I prepare the contract and the supporting documents, answer the buyer’s solicitor’s questions, and complete the sale. This is commercial property conveyancing from start to finish, handled by one person.
Stamp duty on commercial property
When you buy commercial property, stamp duty land tax may be payable. As part of the purchase, I prepare and submit the stamp duty land tax return to HM Revenue and Customs and tell you what needs to be paid and when.
I explain the process, but I do not give tax advice. If your purchase raises tax questions, please speak to your accountant or a tax adviser.
VAT on commercial property
Some commercial property sales are subject to VAT, for example where the seller has chosen to charge VAT on the property. I check the VAT position in the contract and in the seller’s replies to enquiries, and I raise it with you before you commit, so that you can take advice from your accountant.
I do not give tax advice on VAT.

Commercial conveyancing fees are fixed and depend on the value of the property. They are on the Fees page, shown plus VAT and including VAT.
