Conveyancing Fees, and Fixed Fees for Commercial Property and Leases

Every fee is shown plus VAT, with the price including VAT next to it. VAT is charged at 20%.

Most residential fees, and all commercial property fees, depend on the value of the property. Above £1 million, I give a bespoke quote.

Additional fees apply only where the extra work is needed, for example if the property is leasehold or if I also act for your mortgage lender.

If any other cost arises, I tell you before it is incurred.

Legal services are provided through FDR Law Limited or Woodstock Legal Services Limited, depending on your matter. You are told which firm will act before any work starts.

Common questions about fees

How much does conveyancing cost?

It depends on the type of matter and, for most residential work, the value of the property. Find your service in the residential fee tables. Residential conveyancing fees

How much does a remortgage cost?

Remortgage fees are fixed and depend on the value of the property. Remortgage fees

How much does a transfer of equity cost?

The fee depends on the value of the property, with a set fee for each additional new owner. Transfer of equity fees

How much does a lease extension cost?

My fees for the legal work are fixed, for both the informal and the statutory route. The price you pay the landlord for the extension, and any valuation, are separate from my fees. Lease extension fees

How much does a solicitor charge for a commercial lease?

My fees for new leases, renewals and assignments are fixed, with set fees for add-on documents. Commercial lease fees

What are disbursements?

Costs paid to other organisations on your behalf, such as search providers and HM Land Registry. They are in addition to my fees. Disbursements

These are typical timescales for residential matters, not promises.

  • Buying a home: 6 to 12 weeks
  • Selling a home: 6 to 12 weeks

  • Transfer of equity: 4 to 8 weeks
  • Informal lease extension: 3 to 6 months
  • Statutory lease extension: 6 to 12 months or more
